Real Estate Weekly - Luxury city condo becomes prototype for intelligent buildingsIntegrated Building Controls, Inc. and Cisco Systems partner, The ShoreGroup, have designed and installed a fully-integrated NetBuilding[TM] system at the Barbizon/ 63, which includes voice and data communications, HVAC and lighting controls, security, card access, digital video surveillance and complete home automation within each of the high-end apartments.
The backbone of the system is a redundant Cisco IP network which supports voice-over-IP and broadband internet access and which is also used to run all of the building systems. A seamless platform is used to manage all of the building systems through one operator interface, which is built upon a sophisticated Network Operations Center.
Located on Manhattan's fashionable Upper East Side at 63rd Street and Lexington Avenue, Barbizon/63 is a luxury high-rise condominium which was recently converted into 66 high-end apartment units by the Berwind Property Group.
To live up to its chic image, the property owners insisted that the newly-renovated building be equipped with only the most sophisticated, fully-integrated technology.
Using open standards networking and open communication protocols, Integrated Building Controls and its partners have successfully converged the IT net work and the Building Management System onto a single IP network.
This convergence not only allows the building owner to avoid the expense and frustration of installing multiple proprietary networks, but also centralizes management of the various building systems and increases the functionality of the building, while reducing the maintenance and operating expenses. Because all of the building systems are monitored through a single operations center, quality of service is maintained through advanced diagnostics.
Apartment owners enjoy amenities such as voice-over-IP and wired and wireless broadband internet access without any additional cost to them (and thus eliminating the need for separate telephone and high-speed internet service), as well as automated temperature controls, an advanced electronic concierge ("e-concierge") service, and a sophisticated audio-visual intercom.
They also have the option of customizing the technology in their spaces to include features such as whole-house audio, whole-house lighting and shade control, high-end security with central station monitoring, and home theater. Each apartment comes equipped with one Cisco IP telephone per floor, which, in addition to providing phone and intercom service, acts as a thin-client interface to all of the systems on the network, allowing users to view and manipulate settings with a single touch of the screen.
In addition, residents can choose to purchase one or more wireless and/or wall-mounted Crestron touchpanels which similarly provide access to the various building systems and enable users to do such things as adjust the music, video, lights, temperature or security, as well as access email or cruise the internet whenever and from wherever they'd like.
With these advanced NetBuilding[TM] technology applications and fully-redundant fiber optic system backbone, Barbizon/63 is really the first project of its kind in New York City, providing residents with a truly unique enhanced living experience.
